Pitfalls of Buying a Home in an Older Neighborhood?SOme ...

Some of the most popular areas in Albuquerque are also some of the oldest neighborhoods in town. Anytime you?re looking at older homes, you need to look carefully at the condition of the home.

This video talks about some of the things to watch out for if you?d like a home near one of Albuquerque?s popular areas like Nob Hill or UNM.

?Lots of people choose to buy homes in older neighborhoods because of the things those neighborhoods have to offer. Popular neighborhoods such as UNM and Nob Hill are some of the older neighborhoods in town, but people love them because you can walk to the coop, they can walk to theaters, restaurants and bars, and that has a lot of appeal for some people.

Homes built 40 or 50 years ago however do have some issues that your?e going to want to watch out for. And of course your going to have a home inspection done on any property that you buy but there are some things for you to watch for before you even make an offer on a property. Check out, of course, the roof and the walls on the inside and the outside you?re looking for water damage or cracking. Check out the electrical panel, is it an old panel that looks like it doesn?t have many breakers or even old fuses in it? If you?re thinking about upgrading to air conditioning or running a lot of computers, things that draw a lot of current you?re probably going to have to update that panel. The old in-floor heaters sometimes don?t have ducts, they just blow heat from one area of the house or sometimes houses this age just have wall heaters which are not the most efficient. ?And one other thing to watch out for is windows. Old Windows will cost you a lot of money over time.

So that?s not a reason not to buy a house in a neighborhood (like Nob Hill or UNM) if it has some of these issues, it?s just good to be aware of them so you can understand what you?re getting into because yes, there is a trade off between buying into an older but great neighborhood and buying a home that may be a little bit outdated in some respects.?
